Where Irvine first-time buyers have the most negotiating room
Nationally, 20.8% of active listings took a price cut in September 2026, the highest September share Realtor.com has recorded. In Irvine, 76.5% of homes that sold in the past year closed below their original list price and 16.1% closed above asking. These five neighborhoods from the ranking gave buyers the most room:
| Neighborhood | Sold above asking | Closed below original list | Median sale-to-list ratio | Median days on market |
|---|---|---|---|---|
| Great Park Neighborhoods | 5.7% | 84.4% | 98% | 30 |
| Irvine Business Complex | 6% | 85.4% | 97.4% | 48 |
| Portola Springs | 8.3% | 85.7% | 97.5% | 42 |
| Cypress Village | 10.5% | 86% | 97.5% | 21 |
| University Town Center | 13% | 87% | 97.4% | 25 |
A sale-to-list ratio under 100% means the typical home closed below its final asking price. In Great Park Neighborhoods, the median buyer paid 98% of the last list price, and 84.4% of buyers paid less than the price the home was first listed at. These are the neighborhoods where asking for closing cost credits, a rate buydown or repairs is realistic.

Local notes for Irvine first-time buyers
Irvine is the one Orange County city where first-time buyers held clear leverage this year: only 16% of homes sold above asking citywide and 76% closed below original list. The Irvine Business Complex (IBC) is the standout, with 151 sales, a $958,000 median, a $750,000 entry price, 48 days on market and 85% of sales closing below original list, almost all condos near John Wayne Airport and the Diamond Jamboree shopping center. Oak Creek and Westpark are the next tier of 1990s condo and townhome villages with $672,500 to $857,500 entry prices. Great Park Neighborhoods had the most sales (315) and the lowest above-asking rate (5.7%), but the $1.46 million median and Mello-Roos assessments in the newer villages make it a stretch for most first-time buyers. University Town Center and Rancho San Joaquin are 100% attached and sit next to UC Irvine. Irvine's median fell 3.4% from the prior year.
California first-time buyer programs
California's housing finance agency, CalHFA, runs the two statewide programs most first-time buyers in this city use. MyHome Assistance is a deferred-payment second loan for down payment or closing costs that is paired with a CalHFA first mortgage. Dream For All is a shared-appreciation second loan of up to 20% of the purchase price for first-generation buyers; it is funded in rounds through a lottery-style registration, so availability depends on the current round. Both carry county income limits, minimum credit scores and homebuyer education requirements. Check calhfa.ca.gov for the current round and limits, and ask your lender whether the condo buildings on this list are on CalHFA's approved list, since many downtown towers are not. Several cities and counties also run their own below-market-rate (BMR) and down payment programs with separate waitlists.
Methodology
TurboHome analyzed 1,987 Irvine, California home sales recorded in the MLS with a close date between November 1, 2025 and October 30, 2026 and a sale price between $50,000 and $20 million. Single family homes, condominiums, townhouses, stock cooperatives and tenancy-in-common units are included; land, mobile and manufactured homes, multifamily and timeshares are excluded. Sales were grouped by the MLS neighborhood field at the standard level, and 28 Irvine neighborhoods with at least 12 closings qualified for scoring. The first-time buyer score weights four factors: median sale price (40%, lower is better), share of sales closing above the final list price (25%, lower is better), median days on market (15%, longer is better because it gives buyers time for inspections and negotiation) and number of sales (20%, more is better because it means more chances to buy). Each factor is converted to a percentile rank within the city and combined into a 0 to 100 score; the table shows the top 8. Entry price is the 25th percentile sale price. Closed below original list compares the sale price with the first list price, so it captures both price cuts and negotiated discounts. Monthly payment estimates use the Freddie Mac Primary Mortgage Market Survey 30-year fixed average of 7.24% for the week of October 29, 2026 (freddiemac.com/pmms), a 10% down payment and principal and interest only. The national price-cut benchmark is from the Realtor.com September 2026 Monthly Housing Trends Report, which found 20.8% of active listings had a price reduction, the highest September share on record (RISMedia summary). Neighborhood boundaries follow the MLS, not city planning maps, so some names differ from local usage. Age-restricted communities are included in the data and flagged in the text. Prior-year comparisons use the same method for November 1, 2024 to October 31, 2025.
