What this means for your offer in Katy (local commentary)
Katy slowed down but did not get cheaper. The median home took 32 days to go under contract between August and October 2026, up from 28 a year earlier, 28% sold within two weeks (34% a year earlier) and 27% took longer than 60 days (23%). At the same time the median sale-to-list ratio rose from 96.9% to 98.2% and the share selling below asking fell from 76% to 64%, which points to sellers pricing closer to the market rather than buyers losing leverage. The discount curve is shallow: first-week sales closed at 99.4% of asking, homes at 15 to 30 days at 97.7% (a median $9,899 below) and homes past 90 days at 97.6% ($10,000 below). Single-family homes are 1,173 of the 1,176 closings, so there is no condo comparison. The $750,000 to $1,000,000 range was the fastest at 25 days with 43% selling within two weeks (42 closings, a small sample), while homes under $500,000 took 32 days. Cinco Ranch West (18.5 days) and Cinco Ranch Southwest (23 days, 12% past 60 days) lead; the Cypress area of Katy took 34.5 days with 39% past 60 days.
- Check the days on market first. Before you write the offer, see how long the listing has been active and which row of the table above it falls in.
- In the first two weeks, compete on terms. Homes that sold in their first week closed at a median 99.4% of asking in Katy, and those at 8 to 14 days at 98.1%, so make the offer clean rather than low.
- After 30 days, anchor on the 31 to 60 day ratio. Homes in that range closed at a median 97.9% of asking ($8,000 below asking); use it as the realistic starting point and ask for repairs or credits.
- After 60 or 90 days, start from the median gap. Homes at 61 to 90 days closed at a median 98.3% of asking ($7,450 below asking) and homes past 90 days at 97.6% ($10,000 below asking); check the listing for price cuts and relistings before you offer.
- Use the neighborhood and price tables. A fast neighborhood inside a slow city, or the reverse, changes the right strategy: in Katy, Cinco Ranch West had a median of 18.5 days and Cypress 34.5.
Methodology
We looked at closings of single family homes, condos, townhouses and, where present, tenancy in common and duplex properties in Katy from our MLS feed, closed August 1 through October 31, 2026 (1,176 closings with a days on market value), compared with closings from August 1 through October 31, 2025 (1,689 closings). Days on market is the days between the listing date and the accepted offer as reported by the MLS; listings with no days on market value or more than 730 days are excluded. Sale-to-list is the closing price divided by the final asking price; figures are medians. "Share sold above asking" is the share of closings where the sale price exceeded the final asking price. Neighborhoods need at least 20 closings in the window to appear. Single-family homes are 1,173 of the 1,176 Katy closings, so the page has no home type comparison. The $750,000 to $1,000,000 price range has 42 closings, a small sample. Published November 2026.
