What this means for your offer in Houston (local commentary)

Houston homes went under contract in a median 26 days between August and October 2026, in line with 27 a year earlier, with a third selling within two weeks and a quarter taking longer than 60 days. The discount curve is steady and predictable: first-week sales closed at asking (26% above), homes at 8 to 14 days closed at 98.3% (a median $5,000 below), homes at 31 to 60 days at 97.5% ($9,000 below) and homes past 90 days at 96.4% ($10,000 below). Single-family homes took 25 days and closed at 98.2%; condos took 37 days and closed at 96.1%, with 34% sitting past 60 days. Unusually, the upper middle of the market is the fastest: $1,000,000 to $1,500,000 homes took 13 days and 53% sold within two weeks, while homes under $500,000 (76% of closings) took 28 days. Memorial (17 days), Central Northwest (19) and Clear Lake (20) are the quickest neighborhoods; Montrose took 35 days, and Greater Uptown took 32 days with 35% past 60 days and a 95.7% sale-to-list ratio, tied with Alief for the deepest median discount in the table.

  1. Check the days on market first. Before you write the offer, see how long the listing has been active and which row of the table above it falls in.
  2. In the first two weeks, compete on terms. Homes that sold in their first week closed at a median 100.0% of asking in Houston, and those at 8 to 14 days at 98.3%, so make the offer clean rather than low.
  3. After 30 days, anchor on the 31 to 60 day ratio. Homes in that range closed at a median 97.5% of asking ($9,000 below asking); use it as the realistic starting point and ask for repairs or credits.
  4. After 60 or 90 days, start from the median gap. Homes at 61 to 90 days closed at a median 97.1% of asking ($9,500 below asking) and homes past 90 days at 96.4% ($10,000 below asking); check the listing for price cuts and relistings before you offer.
  5. Use the neighborhood and price tables. A fast neighborhood inside a slow city, or the reverse, changes the right strategy: in Houston, Memorial had a median of 17 days and Montrose 35.

Methodology

We looked at closings of single family homes, condos, townhouses and, where present, tenancy in common and duplex properties in Houston from our MLS feed, closed August 1 through October 31, 2026 (4,498 closings with a days on market value), compared with closings from August 1 through October 31, 2025 (6,081 closings). Days on market is the days between the listing date and the accepted offer as reported by the MLS; listings with no days on market value or more than 730 days are excluded. Sale-to-list is the closing price divided by the final asking price; figures are medians. "Share sold above asking" is the share of closings where the sale price exceeded the final asking price. Neighborhoods need at least 20 closings in the window to appear. Published November 2026.

FAQ

How long do homes stay on the market in Houston?

Can I offer below asking on a home that has been on the market 60 days in Houston?

Homes that went under contract after 61 to 90 days closed at a median 97.1% of asking ($9,500 below asking), and homes past 90 days at 96.4% ($10,000 below asking); 77% of homes past 90 days sold below asking. Which Houston neighborhoods sell fastest?

In our table, the fastest are Memorial (median 17 days, 48% sold within 14 days), Central Northwest (median 19 days, 42% sold within 14 days) and Clear Lake (median 20 days, 41% sold within 14 days).

Is a buyer's agent rebate worth it in Houston?

For most buyers, yes: the buyer-side commission grows with the price, so on a $300,000 home, the median Houston sale from August through October 2026, the part refunded at closing is a meaningful sum. TurboHome is a flat-fee buyer's brokerage that refunds the rest of the buyer-side commission at closing. Compare the companies that refund the buyer's agent commission.
