Mission Ridge builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $300,000 home in El Paso, Texas, that's about $4,000 back at closing.

Your Mission Ridge savings stack
Mission Ridge is Hunt Communities' master-planned community on El Paso's east side, at Interstate 10 and Eastlake Boulevard near Horizon City, about 18 miles from downtown El Paso. The plan covers more than 4,700 acres, with 16 parks totaling 38 acres, 4 trailheads, and 209 acres set aside for commercial and office space. It sold 437 new homes in 2025, #36 nationally in RCLCO's year-end ranking of master-planned communities, down from 642 in 2024.
Residents use HOA-run amenity centers tied to their section. The Club serves Paseo del Este Units 8 and 9 with a pool, gym, cabanas, pickleball and tennis courts, and a playground. The Overlook serves Painted Sky and Hillside Park with a pool, gym, and courts, and The Emeralds is planned for early 2027. Mission Ridge is in Socorro ISD, with Mission Ridge Elementary, Col. John O. Ensor Middle School, and Eastlake High School nearby.
For buyers, Mission Ridge offers new homes from the $270s with more than 20 local builder partners. Several builders advertise seller contributions toward closing costs or rate buydowns, and some pay buyer-agent compensation on top. A buyer's agent can compare those packages across builders and keep your TurboHome rebate on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Mission Ridge builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $4,000 on a $300,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Mission Ridge model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Most new sections sit in a Paseo del Este municipal utility district, with 2026 MUD rates from about $0.61 to $0.80 per $100 of value on top of Socorro ISD and county taxes. On a $300,000 home, a 0.2% difference is $600 a year.
Some builders here advertise seller contributions of up to 6% toward closing costs, prepaid items, or a rate buydown, usually tied to a preferred lender. Your TurboHome rebate is separate, so you can keep both.
At least one Paseo del Este builder pays an extra $2,500 to the buyer's agent on completed homes. Finished inventory is where builders have the most room to move, so we start negotiations there.
Each amenity center serves specific units: The Club for Paseo del Este 8 and 9, The Overlook for Painted Sky and Hillside Park, and The Emeralds for Emerald Estates and Emerald Park. Confirm the association and its dues before you pick a lot.
With more than 20 builders, model homes are spread across several sections. Tell us your shortlist and we register as your agent first, so builder-paid compensation and your rebate stay in place.
