Phase I
The first phase of Playa Vista, with condos, townhomes, and some houses. Homes here are in CFD No. 4, set to end in 2031.
Mostly resale
Most homes for sale in Playa Vista are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,400,000 home in Los Angeles, California, that's about $20,000 back at closing.

Your Playa Vista savings stack
Playa Vista is a master-planned neighborhood on the Westside of Los Angeles, between Marina del Rey, Westchester, and the Ballona Wetlands. It sits on the former Hughes Aircraft site, building began in 2002, and Brookfield Residential leads the community today. Most homes are condos and townhomes, along with single-family homes, and the builders have largely sold out, so homes here mostly sell as resales.
Residents share 29 parks, the Centerpointe Club and The Resort fitness and pool clubs, and trails along Bluff Creek and the wetlands. Runway at Playa Vista has shops, restaurants, and groceries, and The Campus brings large tech and media offices within walking distance. Students attend Los Angeles Unified schools, including Playa Vista Elementary inside the community.
The median sale is about $1.4 million, with condos near $1.22 million and houses near $2.85 million. Owners pay a master fee of about $375 a month plus any building association, and a 0.75% community enhancement fee applies when a home sells. Phase I homes sit in Community Facilities District No. 4, which is set to end in 2031, while Phase II homes do not. A local buyer's agent who checks the phase, fees, and building budget helps you compare homes fairly. Our local agents write strong offers and credit you a TurboHome rebate at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Playa Vista can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $20,000 on a $1,400,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.
