Mostly resale
Most homes for sale in Mission Bay are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,400,000 home in San Francisco, California, that's about $20,000 back at closing.

Your Mission Bay savings stack
Mission Bay is a 303-acre neighborhood south of downtown San Francisco, built on former rail yards along the bay. The redevelopment plans were adopted in November 1998, Catellus Development led the early work, and FOCIL-MB took over as master developer in 2005. The plan called for about 6,000 homes, with about 28% affordable, and that housing is now largely built.
UCSF's Mission Bay campus and medical center, the Chase Center arena, and Oracle Park next door anchor the neighborhood. Residents get bay-front parks, the Mission Creek waterway, and new open space along the shoreline. The T Third Muni line runs through the area, and the 4th and King Caltrain station is at its northern edge. Grocery stores, restaurants, and a public library branch serve residents within walking distance.
Almost all homes here are condos in mid-rise and high-rise buildings, so the building matters as much as the unit. Special taxes, master association charges, and building HOA dues add a lot to the monthly cost. A local TurboHome agent can compare buildings, read HOA budgets, and negotiate with sellers, and the TurboHome rebate lowers your cost at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Mission Bay can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $20,000 on a $1,400,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

The details that change your monthly payment or resale value, and that a listing won't mention.
Many buildings pay Mello-Roos taxes through CFD No. 5 or No. 6. Get the exact amount before you write an offer.
Owners can pay building HOA dues, a master association charge, and a transportation fee. Ask for all three.
Giants and Warriors games bring crowds and traffic. Visit on an event night before you commit.
Older buildings may face special assessments. Read the reserve study in the HOA documents.
Below-market-rate units have resale and income limits. Make sure you know which kind of unit you are buying.
