The takeaway up front: Los Angeles County did not move as one market in July. Single-family homes closed faster than condos in every source-defined zone, but neighborhood results ranged from strong bidding to meaningful discounts inside the same part of the county.
South Bay and San Gabriel Valley/Pasadena posted the fastest zone-level SFH conditions. Westside condos were the softest zone-level segment, while San Fernando Valley condos recorded the largest 90-day $/sqft decline.

The countywide pattern is unusually consistent: condos moved slower than SFH in all five zones. The condo 30+ day share was 12 to 24 percentage points higher than SFH in the same zone.South Bay produced the strongest combined zone-level SFH signal, with 51% closing under 14 days and median $/sqft up 4.8% between the two 90-day windows. SGV/Pasadena paired a 49% under-14 share with the county's highest zone-level SFH premium to final list at 1.48%.San Fernando Valley shows the clearest split inside one zone. SFH $/sqft was nearly flat at 0.1%, while condo $/sqft fell 4.5%.

These charts compare each July closing with its own final list price. Positive values mean the sale closed above final list on average; negative values mean it closed below.This metric measures negotiation against asking price, not appreciation. A neighborhood can show strong bidding and a falling 90-day median $/sqft at the same time if the mix of homes sold changes.
Westside
TL;DR: Westwood/Century City SFH averaged 7.2% above final list on 12 closings. Bel Air/Holmby Hills SFH averaged 9.2% below on 11, the largest buyer-favorable discount among Westside rows with at least eight sales.Every volume-backed Westside condo row closed below final list on average. West Hollywood condos were lowest at 4.1% below on 22 closings.

TL;DR: Playa Del Rey SFH rose 22% on 12 prior-window and 13 latest-window closings. Beverly Hills SFH rose 14% on a much larger 70 to 69 closing sample, while Beverlywood SFH fell 8% on 32 to 43 closings.Westside condos were mixed. Malibu rose 13% on 10 to 15 closings, while Brentwood fell 9% on 44 closings in each window.

What July’s financing backdrop adds
Mortgage rates remained a material affordability constraint during the reporting month. Realtor.com reported that the Freddie Mac 30-year fixed rate reached 6.66% on July 30, up from 6.58% the prior week, after moving above 6.5% by mid-July.That backdrop is consistent with a market where monthly-payment sensitivity matters, but it does not prove that rates caused the SFH and condo gap. The MLS package measures closed-sale outcomes, not buyer financing, down payments, HOA costs, or inventory by property type.
