Where San Jose first-time buyers have the most negotiating room
Nationally, 20.8% of active listings took a price cut in September 2026, the highest September share Realtor.com has recorded. In San Jose, 43% of homes that sold in the past year closed below their original list price and 51.7% closed above asking. These five neighborhoods from the ranking gave buyers the most room:
| Neighborhood | Sold above asking | Closed below original list | Median sale-to-list ratio | Median days on market |
|---|---|---|---|---|
| Almaden Lake | 10.5% | 68.4% | 98.3% | 44 |
| The Villages | 15.3% | 77.6% | 98.4% | 46.5 |
| Downtown San Jose | 30% | 59.4% | 99.4% | 20 |
| Trade Winds | 30.8% | 53.8% | 100% | 25 |
| Loma Linda | 33.3% | 46.7% | 100% | 12 |
A sale-to-list ratio under 100% means the typical home closed below its final asking price. In Almaden Lake, the median buyer paid 98.3% of the last list price, and 68.4% of buyers paid less than the price the home was first listed at. These are the neighborhoods where asking for closing cost credits, a rate buydown or repairs is realistic.
Lowest entry prices in San Jose
The entry price is the 25th percentile sale price: one in four homes in the neighborhood sold for this amount or less. It is a better guide to what a first-time buyer can actually get than the median.
| Neighborhood | Entry price (25th pct) | Median sale price | Median bedrooms | Median square feet | Median price per sq ft |
|---|---|---|---|---|---|
| Trade Winds | $452,500 | $507,500 | 2 | 992 | $526 |
| Makati | $465,000 | $545,000 | 2 | 989 | $615 |
| Almaden Lake | $522,000 | $575,000 | 2 | 867 | $753 |
| Loma Linda | $550,500 | $748,000 | 2 | 1,310 | $640 |
| Fruitdale | $554,250 | $624,500 | 2 | 922 | $683 |
What a starter home costs per month in San Jose
At the Freddie Mac average 30-year fixed rate of 7.24% (week of October 29, 2026) with 10% down, here is the estimated principal and interest payment on the median home in the three top-ranked San Jose neighborhoods. Property taxes, insurance, mortgage insurance and any HOA dues come on top.
| Neighborhood | Median sale price | 10% down payment | Loan amount | Est. monthly principal and interest |
|---|---|---|---|---|
| The Villages | $775,000 | $77,500 | $697,500 | $4,753 |
| Trade Winds | $507,500 | $50,750 | $456,750 | $3,113 |
| Almaden Lake | $575,000 | $57,500 | $517,500 | $3,527 |
| Citywide median | $1,368,000 | $136,800 | $1,231,200 | $8,391 |
Buying the median home in The Villages instead of the median San Jose home saves about $3,637 a month in principal and interest and $59,300 on a 10% down payment. FHA buyers putting 3.5% down would need $27,125 for the down payment on the median home in The Villages.
Local notes for San Jose first-time buyers
San Jose's best first-time buyer value is in condo and townhome pockets rather than single family tracts. The Villages, a 55-plus golf community in Evergreen, tops the ranking on price and negotiability but is age restricted, so most first-time buyers should look at Trade Winds and Makati (South San Jose condo complexes with medians of $507,500 and $545,000), Almaden Lake (condos along the Almaden Expressway with a $522,000 entry price) or Downtown San Jose, which had 160 sales and a $671,250 entry price near SAP Center and Diridon Station. Fruitdale and Loma Linda are the two neighborhoods here with a meaningful share of single family homes under $750,000. Citywide, 52% of San Jose homes still sold above asking in a median 13 days, so the 44 to 46.5-day medians in Almaden Lake and The Villages are unusual pockets of patience.
California first-time buyer programs
California's housing finance agency, CalHFA, runs the two statewide programs most first-time buyers in this city use. MyHome Assistance is a deferred-payment second loan for down payment or closing costs that is paired with a CalHFA first mortgage. Dream For All is a shared-appreciation second loan of up to 20% of the purchase price for first-generation buyers; it is funded in rounds through a lottery-style registration, so availability depends on the current round. Both carry county income limits, minimum credit scores and homebuyer education requirements. Check calhfa.ca.gov for the current round and limits, and ask your lender whether the condo buildings on this list are on CalHFA's approved list, since many downtown towers are not. Several cities and counties also run their own below-market-rate (BMR) and down payment programs with separate waitlists.
Methodology
TurboHome analyzed 3,043 San Jose, California home sales recorded in the MLS with a close date between November 1, 2025 and October 30, 2026 and a sale price between $50,000 and $20 million. Single family homes, condominiums, townhouses, stock cooperatives and tenancy-in-common units are included; land, mobile and manufactured homes, multifamily and timeshares are excluded. Sales were grouped by the MLS neighborhood field at the standard level, and 55 San Jose neighborhoods with at least 12 closings qualified for scoring. The first-time buyer score weights four factors: median sale price (40%, lower is better), share of sales closing above the final list price (25%, lower is better), median days on market (15%, longer is better because it gives buyers time for inspections and negotiation) and number of sales (20%, more is better because it means more chances to buy). Each factor is converted to a percentile rank within the city and combined into a 0 to 100 score; the table shows the top 8. Entry price is the 25th percentile sale price. Closed below original list compares the sale price with the first list price, so it captures both price cuts and negotiated discounts. Monthly payment estimates use the Freddie Mac Primary Mortgage Market Survey 30-year fixed average of 7.24% for the week of October 29, 2026 (freddiemac.com/pmms), a 10% down payment and principal and interest only. The national price-cut benchmark is from the Realtor.com September 2026 Monthly Housing Trends Report, which found 20.8% of active listings had a price reduction, the highest September share on record (RISMedia summary). Neighborhood boundaries follow the MLS, not city planning maps, so some names differ from local usage. Age-restricted communities are included in the data and flagged in the text. Prior-year comparisons use the same method for November 1, 2024 to October 31, 2025.
Frequently asked questions
What are the best neighborhoods for first-time home buyers in San Jose?
Based on 3,043 sales that closed between November 1, 2025 and October 30, 2026, the top three San Jose neighborhoods for first-time buyers are The Villages (median $775,000), Trade Winds ($507,500) and Almaden Lake ($575,000). Each combines a below-city-median price with a lower share of sales closing above asking and enough sales volume to give buyers real choice.
What is the cheapest neighborhood to buy a home in San Jose?
Among the 8 ranked neighborhoods, Trade Winds had both the lowest median sale price, $507,500, and the lowest entry price, with a quarter of homes selling for $452,500 or less. The citywide San Jose median was $1,368,000.
Where in San Jose do homes sell below asking price?
Almaden Lake had the lowest share of sales closing above asking (10.5%) and 68.4% of its sales closed below the original list price, with a median 44 days on market. Citywide, 43% of San Jose sales closed below original list.
How much do I need for a down payment on a starter home in San Jose?
On the median home in The Villages at $775,000, a 3.5% FHA down payment is $27,125, 5% is $38,750 and 10% is $77,500. California buyers who meet income limits can cover part of that through CalHFA's MyHome Assistance and Dream For All programs. Plan on another 2% to 3% of the price for closing costs.
Is now a good time for a first-time buyer in San Jose?
Mortgage rates averaged 7.24% in late October 2026, so payments are high, but buyers have more leverage than in recent years: 43% of San Jose homes sold below their original list price in the past 12 months and the median home took 13 days to go pending. In The Villages, homes sat a median 46.5 days and 77.6% closed below original list, which gives a first-time buyer time to inspect and negotiate.
