What this means for your offer in Dallas (local commentary)

Dallas homes went under contract in a median 32 days between August and October 2026, faster than the 38 days a year earlier, and 31% sold within two weeks (26% a year earlier). The median sale-to-list ratio was essentially unchanged at 97.8%, but the curve behind it is steep: homes that sold in the first week closed at asking (29% above), homes at 8 to 14 days closed at 98.2% (a median $8,700 below), homes at 31 to 60 days at 96.9% ($14,900 below) and homes past 90 days at 96.2% ($15,000 below). Single-family homes took 29 days; condos took 52 days, closed at 96.9% and 44% sat longer than 60 days. The $1,000,000 to $1,500,000 range is the fastest at 17 days with 46% selling within two weeks, while $2,000,000-plus homes closed at 95.4% to 95.5% of asking. Knox / Henderson (8 days, 62% within two weeks), Bent Tree (16) and Pleasant Grove (18.5) are the quickest neighborhoods; Midway Hollow (57 days, 46% past 60 days) and Vickery Meadows (55.5) are the slowest, and Uptown took 41.5 days.

  1. Check the days on market first. Before you write the offer, see how long the listing has been active and which row of the table above it falls in.
  2. In the first two weeks, compete on terms. Homes that sold in their first week closed at a median 100.0% of asking in Dallas, and those at 8 to 14 days at 98.2%, so make the offer clean rather than low.
  3. After 30 days, anchor on the 31 to 60 day ratio. Homes in that range closed at a median 96.9% of asking ($14,900 below asking); use it as the realistic starting point and ask for repairs or credits.
  4. After 60 or 90 days, start from the median gap. Homes at 61 to 90 days closed at a median 96.7% of asking ($14,999 below asking) and homes past 90 days at 96.2% ($15,000 below asking); check the listing for price cuts and relistings before you offer.
  5. Use the neighborhood and price tables. A fast neighborhood inside a slow city, or the reverse, changes the right strategy: in Dallas, Knox / Henderson had a median of 8 days and Midway Hollow 57.

Methodology

We looked at closings of single family homes, condos, townhouses and, where present, tenancy in common and duplex properties in Dallas from our MLS feed, closed August 1 through October 31, 2026 (2,112 closings with a days on market value), compared with closings from August 1 through October 31, 2025 (2,490 closings). Days on market is the days between the listing date and the accepted offer as reported by the MLS; listings with no days on market value or more than 730 days are excluded. Sale-to-list is the closing price divided by the final asking price; figures are medians. "Share sold above asking" is the share of closings where the sale price exceeded the final asking price. Neighborhoods need at least 20 closings in the window to appear. Published November 2026.
